NATIONAL (KTNV) — Mortgage rates in the U.S. are setting new records.

The average interest rate on a 30-year fixed mortgage dropped to 2.65%.

According to Freddie Mac, these numbers are the lowest in the nearly 50 years.

Real estate investors say this may be the best time to buy a home or refinance.

"Right now, I would be refinancing any houses or any house that someone might have into lower interest rates to lower their payments and maybe even get some money out as a buffer because no one knows what's going to happen in 2021," said real estate investor Felipe Mejia.

The 15-year fixed-rate mortgage also dropped to 2.16%.

Freddie Mac says rates for both a 30-year and 15-year mortgage are nearly a full percentage point lower than a year ago.
